We are seeking a highly skilled and experienced Quantity Surveyor to join our client’s team based in Limassol.

In this role, you will be responsible for managing the full range of costs on building and civil engineering projects, from initial estimates through to final account settlement. Your expertise will be essential to the financial success of the projects, ensuring they are completed on time and within budget.

Responsibilities:

  • Prepare accurate cost estimates, bills of quantities (BOQ), and tender documents based on client requirements, quantities take-offs, and project specifications
  • Negotiate with suppliers and subcontractors to secure the best prices, terms, and contractual agreements, ensuring cost-effectiveness
  • Manage project budgets, forecasting, and monitor costs throughout the project lifecycle. Proactively identify and implement cost-saving measures
  • Maintain comprehensive records and documentation of all project-related costs, financial transactions, variations, and claims
  • Provide expert advice on procurement strategies, risk management, and cost optimization for the projects
  • Work closely with clients, architects, project managers, and other stakeholders to ensure alignment of objectives, resolve discrepancies, and ensure project success
  • Participate in pre-tendering activities, raising relevant pre-bid queries, and preparing initial quotes and contract proposals for the sales team
  • Collaborate with the design team to analyze architectural and service drawings and conduct feasibility studies and value engineering exercises
  • Prepare interim and final valuations, manage claims, variations, and valuations of work done to ensure proper financial tracking of the construction site

Required qualifications, capabilities & skills:

  • Bachelor’s degree in Quantity Surveying, Construction Management, or a related field
  • A minimum of 5 years of experience in quantity surveying or cost consulting, within the construction industry
  • Membership or certification from a recognized professional body in quantity surveying or construction management
  • Proven experience across a variety of construction projects, including residential and commercial sectors
  • Experience with Building Information Modeling (BIM) and quantity take-off software
  • In-depth understanding of construction practices, regulations, and standards
  • Strong proficiency in cost estimation, cost management techniques, and financial control methods
  • Familiarity with industry-specific guidelines, including the National Building Code (NBC), ANSI/ASHRAE for HVAC systems, and LEED standards for sustainable building practices
  • Experience with contract administration, including an understanding of construction contracts and legal considerations 
  • Familiarity with health and safety regulations and environmental standards
  • Proficient in AutoCAD and experience in validating quantities from design drawings
  • Ability to manage multiple projects simultaneously, prioritizing tasks effectively and working under pressure
